What we lend on, how much, and where.
The parameters below are fixed. Rate, leverage, and term are set per deal in a written term sheet, because a table cannot see the property.
Loan range
$250,000 to $500,000,000 and beyond, under one lender. Loans inside our fund's parameters close on our balance sheet; loans outside it are structured with capital partners.
Where each program usually sits
Fix-and-flip, small bridge loans, single-asset refinances.
Bridge, construction, and permanent loans on most commercial property.
Large construction, portfolios, and permanent takeouts, with capital partners as needed.

What we do not do.
Saying this early saves everyone a phone call.
- Standard residential mortgages
No loans on a home the borrower will live in. Not purchase, not refinance, not second lien.
- Business loans without real estate
No lending on a company, its receivables, inventory, or equipment. The collateral is always property.
- Personal and consumer loans
No unsecured lending to individuals, and no consumer-purpose loans of any kind.
- Capital raising and placement
We are the lender. We do not broker your loan to others or raise equity for your project.

How a loan closes.
Request terms
Property type, loan type, amount, and location. That is all we need to start.
Term sheet
We come back with structure and pricing for that deal, in writing, or with a clear no.
Underwriting
Appraisal, title, and borrower documents. We set the checklist with you, not after you.
Close and fund
From our fund when the loan fits it, with our capital partners when it does not.
Request terms.
Four facts get a real answer: property type, loan type, loan amount, and location. Send them and we reply with structure, or with a plain no.
- ReviewWe read the property and the four facts first. Not a form letter, not a credit pull.
- TermsYou hear back with the structure and pricing that fits the deal, in writing.
- UnderwritingAppraisal, title, and borrower documents, on a timeline agreed with you.
- FundingClosed from our fund, or with our capital partners when the loan sits outside it.
