Cleary Capital Group, Inc.

A lender that only lends on real estate.

Since 2007, Cleary Capital Group has made one kind of loan: business-purpose debt secured by property. No business loans, no consumer loans, no exceptions.

Layered mountain ridgelines receding into haze at dawn

Why one kind of collateral.

Real estate is the only collateral we underwrite, and that focus is the whole business. It lets us read a deal quickly, price it honestly, and close it without sending it through a committee that has never seen a draw schedule.

Commercial developers and property owners are the first audience. Bridge loans are the primary program, on any asset class, and construction, permanent, and cannabis real estate financing cover the rest of a building's life. Residential investors are the second audience, with bridge, construction, and fix-and-flip loans, and we close roughly ten fix-and-flip projects a month.

What we do not do is just as fixed. We do not lend on a business without property behind it, we do not lend to individuals for personal use, and we do not write residential mortgages on a home someone will live in.

How the capital is structured.

Our fund

Loans that fit the parameters of our fund are made directly from it. One underwriter looks at the property, one decision comes back, and the loan closes on our balance sheet.

Capital partners

Loans that fall outside the fund, by size or by structure, are arranged with capital partners we have closed with for years. The borrower still deals with Cleary from the first call to the funding wire.

The range that results

$250,000 at one end, $500,000,000 and beyond at the other. Few lenders cover both ends, and fewer cover them with the same team.

Nationwide

All fifty states and the District of Columbia. Title, counsel, and local practice change from state to state. The underwriting standard does not.

How we work with borrowers.

  • An answer at the first station

Property type, loan type, amount, and location get a yes or a plain no before anyone fills in a long application.

  • Terms in writing

Structure and pricing arrive as a term sheet for that deal, not as a rate from a table that has never seen the building.

  • One point of contact

Whether the loan sits in our fund or with a capital partner, the same person at Cleary runs it through closing.

  • Underwriting that reads the asset

We underwrite the property, the plan, and the sponsor, in that order.

  • Repeat borrowers

Developers and investors who come back get a process that is shorter the second time.

  • Honest about the edges

If a loan is below our minimum or outside our collateral, we say so early, on this site and on the phone.

Request terms.

Four facts get a real answer: property type, loan type, loan amount, and location. Send them and we reply with structure, or with a plain no.

  • ReviewWe read the property and the four facts first. Not a form letter, not a credit pull.
  • TermsYou hear back with the structure and pricing that fits the deal, in writing.
  • UnderwritingAppraisal, title, and borrower documents, on a timeline agreed with you.
  • FundingClosed from our fund, or with our capital partners when the loan sits outside it.
